Don't bring an agent with you to look at for-sale-by-owner properties, or bring them into the picture when it's time to draw up a contract, unless you are willing to pay their commission through either a higher sales price, or out of your own pocket. Otherwise, you may risk losing the home. (Note: your lawyer can help you if you aren't sure of the process).

The right real estate agent will help you find the home you’re looking for in a timely manner while saving you money. It could be the difference between getting a bid accepted on your current home for your asking price, to getting a bid accepted on the home of your dreams for thousands of dollars less. There is no other person who will look out for your best interest in purchasing a home than your agent.
Choosing a Real Estate Agent Wisely
When choosing an agent the questions you ask up front will determine the time and money saved in finding your future home.
If you are on a tight schedule and need to find a home quickly, make sure you ask your potential real estate agent if they are full time or part time. Many real estate agents work on a part-time basis. Typically in any given real estate office, there are only a hand full of real estate agent that do 80% of the business in the office. If you need to be efficient, stick with a full time agent.
How long your potential real estate agent has been in the business can also play a role in the negotiation and ease of your process. If your agent is relatively new, ask to meet their broker owner and find out how involved she or he will be in the process.
Real estate sales clubs. These clubs have been created for real estate agents to show their success. While on the search for your agent you will see the Million Dollar Club, Ten Million Dollar Club, etc. If you are taking these designations into consideration, consider this; if the average sales price in the area where the agent practices is $250,000, then it would take only four sales through the year to achieve the Million Dollar Club.
Close friends who have a preferred agent is a strong tool. Successful agents have made their reputation and career based on relationships. Word of mouth referrals is most important to agents. They will do what is needed for their client to make sure their reputation stays positive.
