As part of your offer to buy a Connecticut home you should have a pre approval letter ready to submit. What does the pre approval letter tell the realtor?
A preapproved mortgage CT letter tells the realtors and the sellers that you have spoken to a Mortgage Professional. When you speak with a Mortgage Professional, they should take an application, pull your credit and determine what types of Mortgage programs meet your needs. In some cases, the Mortgage professional has submitted some or all of your paperwork to a lender to get rates for you. At this stage of the process (submitting your offer), the realtors may request to speak to the Mortgage Professional for the soundness of the buyer. Once your offer is accepted, then you should be speaking daily to your Mortgage Professional to finalize required paperwork, to determine which program meets your needs and reviewing other elements of the loan. This Preapproval letter is then followed by a Mortgage Commitment letter. The lender produces this once all of the necessary documents have been submitted, reviewed and approved by the selected lender.
We can provide you with a preapproved mortgage CT letter, just ask us and remember, a preapproval mortgage letter from an out-of-state broker or lender probably is not a good idea. Brokers and lenders not based in Connecticut will not know the property tax rates in the various towns which is a critical element in determining how much you can borrow. They will also likely not be in a good position to get an appraisal conducted quickly and accurately by a local professional.
